13 Need To Know Real Estate Terms

If you aren't involved in the Lake of the Ozarks real estate market on a daily basis, you may hear some terms you are not familiar with. Whether you're a first time home buyer at the Lake of the Ozarks or you've purchased many properties throughout your life, it's important to know what these terms refer to. Your expert real estate agents in Sunrise Beach, MO are here to help! Take a look below for terms and definitions of common real estate terms.

Pre-Approval Letter:

Before you apply for a home loan or start your real estate search, it's a good idea to meet with your mortgage lender. They will check out your credit and financial situation to see how much you can be pre-approved for. This can give you AND your real estate agent a good idea of what price range in which you should be looking for a home.

Listing Agent:

The real estate agent who is assisting the home seller is known as the listing agent. This is the person or company who actually lists the home for sale and helps to promote the property in order to find a buyer.

Buying Agent:

The agent who helps the home buyer through the real estate transaction is the buying or buyers agent. From showing different properties to helping with negotiations, a buying agent works for the home buyers, during the transaction.

Contingency:

Any condition or requirement of the home stated during the offer is known as a contingency. The sale of many homes is contingent on the home inspection. Sometimes a home can even be contingent of the buyer selling their previous home. There are a number of contingencies, or required happenings for a home sale to go through.

Appraisal:

A mortgage lender will likely require an appraisal of the home you intend to purchase. This is when an appraiser will visit the home and take a look at similar homes in the area to decide upon an estimated home value. It can give your mortgage company a good idea of the worth of the home that they will be lending money toward.

Closing Cost:

Any fees that go into processing your home sale is known as closing costs. This represents the amount of money required to complete the transaction and is often due the day of closing. Tax, loan-processing fees, and title insurance are often wrapped into closing costs.

Mortgage Rate:

A mortgage rate is the rate of interest charged by your lender. The rate can come in different forms - fixed or adjustable. A fixed rate is decided at the beginning of a home loan and will stay consistent throughout the time of homeownership. An adjustable rate has variable interest rate time periods, usually 5, 7, or 10 years. At the point of adjustment, your rate can change - depending on a number of factors.

Escrow:

Escrow is a monetary account created at the beginning of your real estate transaction and held with a third party until the fulfillment of a condition. Many times taxes and insurance premiums are paid with this money you put down. An escrow account can also help you appear to be a more serious buyer to your real estate agent, mortgage lender, and home sellers.

Home Inspection:

During a home inspection a professional will come to the property involved in the transaction and look around the home. The interior and exterior of a home will be closely inspected to ensure the property is in safe condition for purchase.

Amortization Schedule:

A chart that shows how much of each payment is applied toward the principal and interest, over the lifetime of the loan. This also gives you a good idea of the decrease of the loan balance over time.

Home Warranty:

An optional insurance policy that is often purchased by home buyers that will cover repairs of home systems, such as the HVAC, water heater, and/or other appliances. Many times a home buyer will propose that a home seller pays for a year's worth of home warranty.

Title Insurance:

Insurance that protects the lender or the buyer is known as title insurance. This can help protect either party from a loss that arises from disputes over ownership of the property being sold.

Deed:

A legal document that conveys the title to the property being bought is known as a deed. This is proof of ownership, when a home transfers names.

What to Expect During a Home Inspection

You've made an offer on a home and it's been accepted... now what? A number of things need to take place before you can close on the property. Your trusted real estate agents in Sunrise Beach, MO are here to dive a little deeper into one of the steps that will need to occur. A home inspection may be performed on the property in which you intend to purchase. This can help all involved parties know about the condition of the home and if any repairs are necessary. If you plan to buy a home at the Lake of the Ozarks, a home inspection may be in your near future! Check out what occurs below in order to be prepared when the time comes.

The purpose of a home inspection is to give the buyer and seller a "check-up" of the property. It's important to know exactly what you are getting, when buying a home at the Lake of the Ozarks. An inspector or team of inspectors will come to look around the inside and exterior of the home being sold. Many home transactions will have a contingency clause that depends on the home inspection. This can give the buyer or seller a way to back out of the deal, if something unexpected is reported in the home inspection.

Interior

When the inspector is inside the home, there are a TON of items they will address. From checking each electrical outlet and light switch to ensuring the appliances are in working order, it's their job to make sure all the major home functions are working properly. All plumbing and faucets will be checked, as well. An HVAC system will be inspected to ensure it is up to standard. All windows and doors will be checked for security and drafts too. Any damage to the structure will be noted, as well. Depending on the size of the home, this tedious process can take hours to complete.

Exterior

When an inspection is done of the exterior, the entire outside of the home will be looked over to ensure it is stable. The foundation will be inspected to ensure it is sturdy and in good condition. Exterior decks and any outdoor home systems will be looked over, as well. The purpose is to ensure the home is stable for the current and next owners, alike. The roof is another piece of the exterior inspection that will take place. From shingle condition to security of the gutters, the entire roof will be looked over to ensure any damage or other issue is reported.

Add On Tests

Many homes around the Lake area are on a septic system, versus city supply. A septic inspection can be performed to ensure the entire system is in proper working order. Another popular test is a radon detection test to determines if the odorless radioactive gas is present in the home. There are a number of other tests that can be added on to a home inspection, as well. It's best to describe the property to your inspector and see what they recommend.

Report

After the inspection has concluded, a lengthy report will be put together for review of both the buyer and seller. This helps to give everyone an idea of the property report and what items should be repaired. At this point, the buyer OR seller can make further negotiations on the purchase of the home. For instance, many buyers will make a counter to the agreed upon offer to add in any repairs that may be needed.

Now that you've hopefully learned a little something about the home inspection process, you're ready to get started with your Lake of the Ozarks home search. If you're thinking of buying land, a single dwelling home, or a condominium, Eagle's Nest Realty is here for you. Top 5 Tips to Prepare Your Lawn For the Heat of Summer

With summer officially upon us, it's time to get your lawn ready! From re-seeding any dry patches to keeping your mower well-maintained, there are a few steps that should be taken to ensure your green grass will make it through the heat of the summer.  Your trusted real estate agents in Sunrise Beach, MO are here to help you (and your lawn) make it though while looking good! Eagle's Nest Realty has generously provided some tips to get your lawn ready for the summer heat that will soon be upon us.

1) Seed Generously

While you may have already seeded once this year, it may be time for a second round of fertilizer. This can help green up your grass, leaving you with a beautiful and rich color to nicely accent your home. Especially if you have a dry patch or an area on your lawn that is turning brown, seed or fertilize this section to bring it back to life. This can help keep your lawn looking consistent, all summer long.

2) Remove Weeds

If you have weeds that grow in your yard, it's important to treat the issue right away. Weeds are very hearty and may continue to take over your lawn, if they are let to grow at will. Remove weeds in a timely manor to prevent the pesky plants from taking over your lawn. Dandelions are another big problem around the Lake of the Ozarks. Be sure to treat your lawn for these weeds to prevent spreading throughout your yard and entire neighborhood.

3) Maintenance the Mower

It's important to keep your lawn mower running in top shape, especially during the summer months. You don't want to run into a malfunction or a faulty part, when you need the mower the most. Change oil regularly and keep fluids full each time you use your lawn mower and/or weed eater. Sharp blades tend to slice through the grass more efficiently, therefore it's important to keep the blades sharp, as well.

4) Water When Dry

If there has not been rain in the area for a bit, you may consider turning on a sprinkler to give your grass some much needed moisture. After all, you've invested time and money into keeping your lawn looking good, don't let the heat of the summer ruin all your hard work. Some homeowners add a sprinkler system into your lawn for more convenient watering.

5) Prune Excess Growth

While this point does not pertain to the lawn, it does help improve the overall look of your home. Keep any shrubs and plants trimmed back in the summer months. This can help to prevent the look of overgrowth around your property. Trees may also need to be trimmed, depending on the type of tree. Keep your yard clippings cleaned up for a crisp, clean appearance for your yard.

Now that you know some insider tips to a beautiful green yard, you can start taking these steps to ensure your lawn looks good all summer long. The increase of temperatures in mid-MO create dry conditions most of the summer and these tips can help combat your lawn drying up and browning over. As a homeowner at the Lake of the Ozarks, it's important to keep you lawn looking good. Especially if you plan to sell your home at the Lake of the Ozarks, you want to ensure your outdoor space is in tip top shape this summer!

Easy Ways to Save on your Electric Bill this Summer

With the climb in temperature, it's time to prepare your home for the heat of summer. While cooling your home is probably at the top of your list, keep in mind that comes along with a hefty electric bill. Like many Americans, you may want to try to cut back on your energy consumption this summer. It's important as a homeowner to find ways to keep your home comfortable, while cutting back on your expenses. Your trusted real estate agents in Sunrise Beach, MO are here for you! Eagle's Nest Realty has provided some helpful tips to save on your electric bill this summer!

Invest in the Right Thermostat

It can be helpful to regulate the temperature inside your home with a programmable thermostat. This can help you set different times of the day for the temperature to fluctuate. If you're gone to work there is no reason to keep your home cooled off. This smart thermostat helps you program what times of the day you want the air to be up and what days it can turn off.

Use Household Appliances Strategically

To reduce the build up of unnecessary heat inside the home, try to run your appliances during early morning or evening hours. To avoid heating up the home during the hottest times of the day, avoid using your oven, dishwasher, and doing laundry during the afternoon hours.

Utilize Fans for a Breeze

A fan circulating air throughout your home can help a room FEEL cooler than it actually is. This is a great way to be able to keep your home at a warmer temperature, while enjoying a cool breeze. Crank up the fans to help keep you and your family cool this summer.

Unplug Unused Devices

Vampire energy can pull your electricity, even when the device is not in use. Whether you don't use your microwave or television very often, consider unplugging these items until they are needed. You may notice a positive impact on your electric bill this summer!

Close Off Unneeded Rooms

If you have a spare room or a basement that is not occupied on a regular basis, consider blocking off these spaces to keep from cooling unused. You can close the door and shut off the vents to the room you are wishing to close off from the air conditioner.

Turn Off Those Lights

While this may seem like a nag from your childhood - don't forget to turn off the lights! Although there are plenty of ways to reduce your energy consumption, an EASY way is to remind everyone in your home to turn off the lights after they leave a room!

Now that you know some of these insider tips, you're ready to keep your home cool while cutting back on your electric consumption! If electric expense has been holding you back from purchasing a home of your own, there's no need to worry. The best team of real estate agents at the Lake of the Ozarks are here for you.
