1. SELLERS - Your House Might Not Be Ready For Listing Photos
If you have never sold a home (or haven't in several years) you may not be up-to-date on everything that needs to happen before taking listing photos and marketing your home. EVERYTHING needs to be deep-cleaned, and ALL clutter needs to be removed or, at the very least, hidden - all the way down to the magnets and pictures covering your refrigerator. Any work you may have already done to prepare your home for listing photos will be hugely helpful, but be prepared for your agent to prescribe a few other tasks before photos are taken.

2. BUYERS - You Won't Be Able To Afford Every House
Your real estate agent can show you any home you want, but ultimately it is entirely up to your mortgage lender to determine how much house you can afford. Consequently, we strongly encourage our buyers to talk with a lender before they begin searching for homes in earnest. By getting prequalified or pre-approved before seriously beginning the home search, you will be able to have a realistic understanding of the price points will be able to afford. Once you know your price parameters, your agent will be able to help you find homes within that price range.

3. SELLERS - No One Can Actually Predict How Quickly Your Home Will Sell
The market is hot right now and most homes are selling quickly, but it is impossible to truly predict how quickly a buyer will extend an offer that you wish to accept. It will depend on the quality of the offers you receive, how much foot traffic and general visibility your home gets, and how much effort your agent puts into marketing your home. A good agent will go out of his or her way to ensure that your property gets in front of as many buyers as possible, but again - it is impossible to predict exactly how quickly things will happen.

4. BUYERS - Just Because You Can Afford To Buy A House Doesn't Mean That You Should
Your lender will tell you how much house you can afford to purchase based on your debt-to-income ratio. The debt-to-income ratio looks at how much of your monthly income is tied up going to preexisting debts and the new debt you will have once you take out a home loan; typically, lenders will want to make sure that your total debts will not equate to more than 40-42% of your gross income. However, they don't take into account the myriad of other expenses you will have to face as a homeowner, such as repairs, maintenance, upgrades, utilities, etc. Buying a cheaper home with a smaller mortgage payment will leave more room for these other (sometimes unpredictable) expenses.

Home Inspection vs Home Appraisal

Buying a house at the Lake of the Ozarks is a big undertaking. A successful transaction requires the cooperation of several different parties: the buyers, the buyers' agent, the sellers, the sellers' agent, the mortgage lender, the title company, and more.

There are also several steps that must be completed before closing. Two vitally important steps are the home inspection and the home appraisal. While they serve very different purposes, some buyers get these two steps confused. This week, your real estate agents in Sunrise Beach are here to help you understand their differences.


Home Appraisal

The appraisal usually takes place before the inspection. To put it simply, the home appraisal is the process wherein an appraiser evaluates the house to determine its current market value. This is a critical part of the home buying process, because lenders typically will not authorize loan amounts greater than the official appraisal value of the home. As the buyer, you will generally be responsible for covering the cost of the home appraisal.

Your appraisal value will be the sum of several different factors, such as the location, the local real estate market, the number of rooms, the square footage, the quality of the materials and construction used, and the overall condition of the property. While houses rarely sell for the exact appraisal amount, the appraisal can serve as a valuable guideline for both the buyers and the lender.

Home Inspection

The home inspection typically happens a little bit later in the process, but it is still absolutely essential. During this process, a certified home inspector will critically evaluate the entire property to determine its condition. A proper home inspection is incredibly thorough, encompassing the foundation, roof, HVAC system, deck, electrical system, plumbing system, fireplaces, insulation and ventilation, and more. As with the home appraisal, the buyer is generally responsible for paying for the home inspection.


The home inspection can be a valuable eye-opener for the buyer. In many cases, we recommend that our buyers include a "contingent upon inspection" clause in their initial offer. This allows them to change or cancel their initial offer depending on the information revealed in the home inspection. If the inspection reveals that some aspect of the property is in need of major repair, the the cost of the repair may be negotiated into the contract, or the buyer may be able to back out entirely.

Bill Johnson

Bill has been proudly buying and selling real estate at the Lake of the Ozarks for ten years. Before entering real estate, he worked as a veterinarian for forty-two years. He has been a resident at the Lake for thirteen years and an active community member ever since he moved here. Bill has served as President of multiple community service organizations, including the Convention & Visitors Bureau, Tri-County Lodging Association, and the Board of Trustees for his church. Bill was also instrumental in the construction of a local animal shelter and spay/neuter clinic.

Sky Johnson

Sky has been involved in real estate for over thirty years. Before coming to Missouri, she practiced both commercial and residential real estate in several other states, specifically Texas and California. Sky is well-versed in all aspects of real estate, including sales, development, and management. 

In addition to selling real estate, Sky is the owner and developer of Eagle's Nest Resort and Eagle's Nest Property Management Group (together with her husband, Bill). These properties are available for both short-term and long-term rentals at the Lake of the Ozarks.
