How To Accurately Price Your Home

Determining your initial asking price is possibly one of the biggest challenges sellers face. The price impacts a lot more than the size of your wallet once the transaction is all said and done - it also plays a huge role in your home's visibility on the market and how many buyers will come through your doors.

Why Is Pricing Your Home So Important?

There are several reasons why pricing your home is a crucial part of successfully selling your house at the Lake of the Ozarks. Here is a quick look at some of the biggest contributing factors:
  • When buyers see an asking price that is outside of their price range, they may scratch the home off their list of potential properties before even giving it a second glance.
  • If buyers see an asking price that seems "too good to be true," they may assume that there is something wrong with the property.
  • Buyers often search for properties online by searching within pricing parameters; if your home is not priced accurately, it may not show up in their search results.

How Can You Accurately Price Your Home?

Your Lake of the Ozarks REALTOR® will be a huge asset when it comes to accurately pricing your home, but there are several things you can do yourself to find the right price:

1. Research The Sale Price Of Comparable Homes
Ultimately, homes are worth whatever buyers are willing to pay for them. One of the best ways to determine how much your home is worth is to evaluate the actual sale prices of homes that are similar to yours. Look for homes with similar design structure, similar age, similar neighborhoods, etc. Your real estate agent can help you gather this information.

2. Base Your Price Off Of Your Home's Condition
Think about what your buyers will have to do to the property after they move in. Will the carpets need replaced? Do the appliances need to be updated? If the buyers will have to perform several updates after they move in, you may need to lower your price. If, on the other hand, you have already taken care of any necessary repairs or upgrades, you may be able to price your home a little higher.

3. Order A Home Appraisal
If you want to accurately find out what your home is worth, you can hire a professional appraiser to come evaluate your home. Your appraiser will carefully evaluate your home's condition and compare it to other homes on the market to determine its official market value. Once you get your official appraisal amount, you can use that information to price your home.

Beautiful Tips To Increase Your Autumn Curb Appeal

As hard as it may be to believe, we can't ignore it any longer: fall is officially upon us. If you're currently trying to sell your house at the Lake of the Ozarks, the new season means that it's time to take a fresh look at your home staging strategies and critically evaluate your home's curb appeal to make sure they each meet seasonal standards. During the summer, home buyers were looking for cool, breezy homes in which they could enjoy living near the Lake. Now that it's fall, buyers are instead looking for cozy, comfortable homes they can imagine curling up in during the winter months.

Your home staging strategies are important, but making sure that your curb appeal is up to par is absolutely crucial. Without strong curb appeal, buyers may scratch your home off their list of prospects before they even look inside. The team at Eagle's Nest Realty is here to help you entice prospective home buyers into your home with these tried-and-true methods for enhancing your autumn curb appeal

How To Increase Your Autumn Curb Appeal

Keep Your Yard Clear Of Leaves
This tip may get things started on a slightly less than glamorous note, but its importance cannot be underestimated. Just as keeping your home clean is a critical part of your home staging efforts, keeping your yard raked clear of leaves is a crucial part of autumn curb appeal if you want to create a clean, welcoming appearance.

Hide The Evidence Of Summer
It's hard to get truly excited about the new season if you are constantly distracted by reminders of the last one everywhere you look. Before you go too in-depth with your autumn curb appeal efforts, take the time to put away summer's reminders. Wind up the hoses, take down the umbrellas, and store empty flower pots. This will give you a clean slate to build off of.

Adorn Your Porch (Or Driveway) With Mums
The flowers you had on your front porch all summer have probably died off, but that doesn't mean you should let your porch become empty and bare! Mums are a beautiful way to welcome the cooler months. For best results, we recommend mixing and matching a variety of different colored mums.

Accent With Pumpkins
Nothing says "happy fall" like a few bright orange pumpkins placed here and there in front of your home. As we approach Halloween and Thanksgiving, pumpkins can be a great tool for instilling seasonal cheer in each and every one of your prospective buyers.

Light Up The Night
In addition to the dropping temperatures, the ever-shortening daylight hours serve as a constant reminder of the new season. Bright homes are typically seen as much more welcoming than dark ones, so we recommend combating the early sunsets by keeping your front porch lights on - and possibly installing some extra lights along your porch or drive.

Decorate For The Season
Mums and pumpkins will help you get off to a great start, but for the full effect, we recommend taking your seasonal decor efforts one step further. Hang an autumn wreath on your front door, for example, or adorn your front yard with other bright, cheery fall decorations. Adding these types of seasonal decorations is a great way to round out your fall curb appeal efforts.

Home Staging Tips From The Pros

Do you know what it means to stage your home? "Home staging" is the process of preparing your house for the Lake of the Ozarks real estate market. Home staging efforts take on a variety of different forms, depending your unique situation, but the end goal should always be the same: to create a beautiful environment that makes every prospective buyer feel comfortable and welcomed. Eagle's Nest Realty is here to help you out with these simple but effective home staging techniques.

Home Staging Tips

1. Organize, Organize, Organize
Books, toys, shoes, games, garden tools, silverware, knickknacks... as a homeowner, it's easy to accumulate a lot of stuff. If you're not careful, your home can quickly become cluttered - and clutter is a major drawback for anyone looking to buy a house at the Lake of the Ozarks. Do yourself a favor and organize everything before you list your home.

2. Clean - And Clean Again
Nothing turns off prospective buyers faster than a dirty house. When you're preparing your home for the market, you should make it a point to deep-clean your house like never before. Be sure to do a cursory sweep and wipe down the counters before every showing, too - you don't want to risk losing the interest of any prospects simply because you forgot to clean!

3. Lighten Things Up
Put yourself in your buyers' shoes: would you rather live in a dim, dark house or a bright, shiny home? Almost everyone says the same thing - no one wants to live in a dark, dingy house. Open the blinds to let as much natural light into your home as possible, and augment with lamps and overhead lights.

4. Go For Neutral
As a homeowner, you probably filled your home with pictures, knickknacks, artwork by your kids/grandkids, and other personal items. As a seller, however, you need to tuck these types of things out of sight and instead replace them with neutral items that appeal to the widest possible range of prospective buyers. Lean towards neural color schemes and avoid anything religious, political, or similarly controversial. We also recommend taking down family photos and other things that are specific to your family.

5. Make Your Home "Homey"
When it comes to staging strategies, a little bit goes a long way. Add small touches here and there to create a warm, welcoming environment your buyers will love. Toss a blanket over the arm of the couch, arrange the pillows on your bed, turn on the gas fireplace... these types of little details can make a huge difference.

8 Clever Ways for Homeowners to Save Money

Between mortgage payments, utility bills, standard maintenance, home improvement projects, and unexpected repairs, homeowners have a lot of expenses. While some of these costs are nonnegotiable, there are some things you can do to help save money. With these clever money-saving tricks, your friends at Eagle's Nest Realty are here to help make owning your own home at the Lake of the Ozarks more affordable than ever!

1. Make Use Of The Outdoor Temperature
When the outdoor temperature is comfortable (like right now!), you can save a lot of money by turning off your HVAC system. Open the windows, turn on the fans to promote air circulation, and let Mother Nature do the work.

2. Set Your Hot Water Heater Temperature To 120° F
You may not think to check their hot water heater temperature setting, but it deserves some attention. If it's set higher than 120°, go ahead and lower it - you probably won't use water hotter than that, so there's no need to pay for the extra heating costs!

3. Replace Your Air Filters Every Two Or Three Months
When is the last time you checked the air filter in your HVAC system? Dust, allergens, lint, and other particles will clog the air filter, which makes your system work harder. Replacing your filter regularly can help to lower your energy costs.

4. Install LED Light Bulbs
Incandescent bulbs are generally more appealing visually, but they have a much shorter lifespan and use a lot more energy than other forms of bulbs. LED bulbs use less energy and typically last much longer, so making the switch might be beneficial.

5. Plant Perennials
Think about it - how much money did you spend on plants this year? Flowers, bushes, and trees can actually be very expensive, so you can save money by buying perennials (plants that will come back every year).

6. Seal Insulation Around Windows & Doors
What to know a way to rack up unnecessarily high energy costs? Letting your heated or cooled air escape through crevices around your windows and doors. Break out the caulk and seal the openings around these areas to lower energy costs.

7. Air-Dry Your Clothes
Have you ever thought about how much your washer and dryer are raising your energy costs? If you're willing to compromise convenience for cost, hang a clothesline up outside or in the laundry room (or even in the shower) to air-dry your clothes.

8. Buy A Rain Barrel
Missouri gets a lot of rain in the spring and early summer, but we can go through long dry spells without any rain whatsoever. A rain barrel will collect rainwater that you can then use to water your plants during the dry months, which will keep your water bill down.
