Lake of the Ozarks Voted the BEST Recreational Lake in America!

It's official! Americans across the States have voted, and the Lake of the Ozarks has been voted the #1 Recreational Lake in the Country by USA Today and 10Best. Like all the full-time residents, weekenders, and passing tourists, the team at Eagle's Nest Realty is super excited for the Lake to receive such a great honor.

We believe that the Lake of the Ozarks owes its success to several different factors. Here is a quick peek at some of the unique selling points that have helped make our beautiful lake the best in the country.

Expansive Shoreline

The Lake of the Ozarks is accessible to so many different people and from so many different locations. From Gravois Mills to Lake Ozark, our Lake touches several different towns, each with their own unique feel. With more coastline than the state of California, our Lake offers plenty of room for people to buy waterfront homes on the Lake of the Ozarks, take their boats directly up to their favorite restaurants, and enjoy quiet, peaceful access to the water from several different state parks.

Amazing Vistas

Nestled among the Ozark Mountains, the Lake of the Ozarks offers some of the best views you'll ever see. Where else can you find a huge body of water surrounded by stunning greenery in the summer, and then watch that same greenery turn into beautiful snow-covered trees in winter? No matter where you are on the Lake, you'll get to enjoy incredible views that will take your breath away.

Endless Activities

What's your favorite thing to do? Fishing? Hiking? Swimming? Water skiing? No matter what you love to do, the Lake of the Ozarks is sure to have something especially for you. In addition to the ones we just listed, our Lake offers tons of different recreational activities, including go-karting, boating, tubing, coving out, and jet skiing. Not only that, but there are several mini golf courses, a lazer tag company, a movie theater, arcades, and more.

Gorgeous (And Affordable!) Housing Opportunities

As if all the shoreline, vistas, and activities weren't enough, the Lake of the Ozarks also offers some of the best and most affordable housing options you can find. With real estate at the Lake of the Ozarks ranging from multi-million dollar estates to cozy and cost-effective homes, you're sure to be able to find something that perfectly matches your lifestyle and your budget. Home Staging Basics

Home staging is the act of "staging" a home in order to sell it more quickly. A successful staging job transforms the home into a beautiful, serene location that grabs the attention of every buyer. A home that has been staged correctly maximizes every square inch and does not show any signs of wear and tear. Believe it or not, successfully staging your home is easier than you might think! Eagle's Nest Realty is here to help you get started with this quick overview of some home staging basics.

Make Any Obvious Repairs
The very first thing you should do is tackle those maintenance repairs you've been putting off. Cracked tile, leaky faucets, chipped paint, and small dents in the walls can all be repaired fairly easily, and the effects will be tremendous. Most buyers are drawn to homes that will require very little work after they move in - by getting your house in great condition, you will help it appeal to a wider range of buyers.

Declutter And Organize
Nothing shrinks a space faster than piles of clutter laying around! Organizing and decluttering your space makes it feel more open and more spacious - both of which are major attractants for anyone looking to buy a Lake of the Ozarks home. This goes for every room in the house (and the closets, too)!

Create A Neutral Space
If you're trying to sell your house at the Lake of the Ozarks, you are going to want to create a space that will appeal to people from all different backgrounds. As an increasingly popular vacation and residential destination, buyers are coming to the Lake from all over the country. When staging your home, your #1 goal should be to create a neutral space that every buyer can feel at home in. Here are a few suggestions to help you do that:
  • Decorate With Neutral Colors. Beige, grey, tan, browns, and light pastels are great colors to use when staging your house. These neutral tones will work together to create a space that every buyer feels comfortable in.
  • Take Down Your Family Photos. Buyers have to try to envision themselves living in the space and calling it their own - it's hard to do that when your family portraits are all over the walls! Taking down your family photos and the drawings your kids did will help buyers be able to imagine the home as theirs.
  • Hide Any Evidence Of Your Pets. People tend to have pretty divided (and strong) opinions about sharing their homes with pets. Some people can't imagine living without a pet, whereas other people are allergic and can't imagine living with one. Before you open your house for a showing, hide the water bowls, the dog beds, and any other evidence that animals currently live in the home.

Hang Mirrors
Mirrors are a great way to put the finishing touches on your home staging efforts. Mirrors add light and volume to every home - you might be surprised how much bigger your home will look after you hang a few decorative mirrors! Spacious homes are a hot commodity in today's real estate market, and making your home seem bigger can help your home sell much more quickly.

Happy Staging!
These simple suggestions will get you started on the right track. If you have other questions or would like help selling your home, don't hesitate to call Eagle's Nest Realty! Our experienced Lake of the Ozarks real estate agents would be happy to help you market your home so you can sell it quickly - and for an unbeatable price. We look forward to hearing from you!

5 Surprise Benefits Of Owning Your Own Home

Stability, security, a place to call your own... There are a lot of benefits commonly associated with owning your own home at the Lake of the Ozarks. What first-time buyers may not realize, however, is that there are several other unexpected benefits from owning your own home that most people do not mention as frequently. If you're still on the fence about whether or not to buy a house at the Lake of the Ozarks, these unexpected perks may convince you!

Owning Your Own Home...

1. Makes You More Invested In Your Community
As a proud property owner, these individuals have more invested in their community and are more likely to contribute to its overall well-being. Homeowners are more likely to volunteer for local non-profit organizations, support charitable events, and support their local communities in any way they can - even if it's as simple as picking up trash at park.

2. Forces You To Save Money
You have to make your monthly mortgage payment - no ifs, ands, or buts about it. Making your monthly mortgage payment has some major perks, though; not only does it secure your right to stay in the home, it also forces you to save money. While a portion of your payment goes towards interest and escrow, a piece of it goes towards your principle. Every dollar of principle you pay back is another dollar of the home that you actually own - which is, in essence, the same thing as putting money into an investment account.

3. Boosts Your Health
This may sound a bit odd, but some studies are showing a positive correlation between homeowners and better overall health. It appears that owning your own home instills a sense of confidence, well-being, and overall self-worth that can contribute to better health. Homeowners also typically have a stronger financial backing and are more likely to be able to afford medical care when they need it.

4. Raises Your Credit Score
Full disclosure: when you very first buy your house, you may see a slight decrease in your credit score as a result of taking out such a large line loan. However, as you make your mortgage payments and begin to make a dent in your principle, you should see a significant increase in your credit score. In fact, paying back a mortgage loan is one of the best ways to boost your credit score.

5. Sets Your Kids Up For Success
Study after study shows that children whose parents own their own home achieve greater success in school and their resulting careers than parents who rented homes or apartments. Some cited successes include greater likelihood of staying in school and ultimately graduating, as well as decreased risk of teenage pregnancy. The exact reasons for these correlations are unknown, but some people attribute the positive, successful characteristics of homeowner parents being passed down to their children.

6. Can Help You Make Money
If you own a second home at the Lake of the Ozarks, it's up to you what you want to do with that property when you're not there. The perk of having a second home in a vacation destination is that you can rent it as a vacation rental for travelers. We can manage your home at the Lake (vacation rental properties are one of our specialties). Give us a call at 877-452-5338 for details.
