5 Tips To Sell Your House In The Wintertime

1. Use The Season To Your Advantage
If you stage it correctly, your home can exude an irresistible romantic appeal in the wintertime. Remember, people want to feel comfortable and cozy in their new homes; if you stage your home as a warm refuge from the cold winter weather, buyers are more likely to be drawn to your home. Here are a few tips to get started:
  • If you have a gas or electric fireplace, turn it on before showings.
  • Fill vases with wintry floral displays (dark reds, whites, pine/cedar sprigs, etc).
  • Stage your bedroom with a thick bedspread and luxurious pillows.
  • Accent your couch, armchairs, and other furniture with soft, cozy throws.
  • Keep your thermostat set to 70 or 71°.

2. Clear Snow And Ice From Your Driveway, Porch, And Walkways
There's something incredibly picturesque about a home blanketed in snow, but unfortunately snow and ice can also be incredibly treacherous. If your home is currently on the market, it is more important than ever to keep your driveway, front porch, and any outdoor walkways clear. Shovel the snow out of the way as soon as possible, and use salt or deicer to prevent your walkways from becoming too slick.

3. Keep Things Light
No matter what time of year it is, bright homes tend to sell more quickly. With the limited daylight hours in winter, however, you'll have to work harder to keep your home bright and welcoming. Turn on all the overhead lights, floor lamps, and table lamps. You may need to consider adding a few more lamps to accent any darker areas.

During the winter months, buyers are likely to be especially conscious of the potential inconveniences winter weather can bring. If your home offers any unique advantages in the winter months (such as being close enough to the school that the kids don't have to wait outside in the cold, or being located on a street that gets plowed frequently), make sure your agent emphasizes these advantages to every buyer. 

5. Illuminate The Exterior
With such limited daylight, it's important to make sure your home has great curb appeal even in the dark. In addition to your front porch lights, consider installing miniature lanterns or other small lights to line your driveway or walkway to your front door. Putting your lights on a timer so they turn on and off automatically may make this easier.

Laurie's Enchanted Village Of Lights

The holiday season is a magical time of the year no matter where you live, but the Lake of the Ozarks truly comes alive during Christmastime. There are countless family activities held every year all over the Lake during the holidays. This week, Eagle's Nest Realty wanted to make sure you and your families had the chance to enjoy one of the Lake Area's most magical Christmas attractions - the Enchanted Village of Lights!

There are a total of four holiday light displays at the Lake of the Ozarks, but the Laurie's Enchanted Village Of Lights is by far the biggest. In fact, they're working on becoming the largest drive-through holiday lights event in Mid-Missouri! 

They owe their success to the many local businesses and community organizations that support the holiday park by sponsoring special exhibits. Families who have lost a loved one also support the park by sponsoring "Memorial Boards." With varying levels of sponsorships and participation opportunities, everyone can get involved in the holiday fun.


Free Holiday Fun For Families Of All Ages

The best part about this holiday spectacle is that admission is free to everyone. Donations are accepted, but the city of Laurie does not charge anything for families to drive through their holiday park. 

The park is open every weeknight from 5:00 - 9:00 PM and every weekend from 5:00 - 10:00 PM, through January 2nd, 2016. The Laurie Fairgrounds are located at:

The Story Behind Lake Area Christmas For Kids

Christmas For Kids has been a holiday tradition at the Lake of the Ozarks for many years. Sponsored by the Kiwanis Club of Ozark Coast and Lake Area Businesses, this benefit raises money to buy Christmas presents for local children in need. This heart-warming event is a wonderful way to give back to your community and ensure that every local child gets to have something special this Christmas.

Lake Area Christmas For Kids - Event Details

Date: Sunday, December 13th, 2015
Time: VIP Party at 6:00 PM, General Admission at 7:00 PM
Location: Country Club Hotel in Lake Ozark
Admission: $20.00 per person and one new, unwrapped toy per person

For those who do not wish to bring a new toy, admission is $40.00. Please be aware that while the proceeds of this event benefit local children, attendance at the actual event is strictly for individuals ages 21 and up.


Lake Area Christmas For Kids - Event Entertainment

Event entertainment will be provided by several talented performers, including Shawn C, Captain Geech & The Shrimp Shack Shooters, and the beautiful aerialist "Cirque De Kalise." Shawn C will serve as the opening act, and Captain Geech will keep the party going until late in the evening. 

Admission includes access to these magnificent entertainers and free appetizers. A cash bar will be available as well.
