1. Should I Talk to a Lender Before Looking for a House?


Answer: The answer is yes! The first step in the home buying process is to talk to a mortgage lender and get a mortgage pre-approval. When you find a home that you like, at the right price, go ahead and make an offer. Preparing to Apply for a Home Loan

If you’re looking to buy a home at the Lake of the Ozarks, chances are you are going to need to finance the purchase. Applying for a home loan requires some preparation, and there are several documents that you will want to gather before starting the home loan process. Keep reading to learn how you can start preparing now. As your Lake of the Ozarks real estate agent, I'm here to help you every step of the way!

Income & Employment Verification 


In order to be approved for a home loan, you will need to provide information on your employment and income. If you collect a paycheck, you will be required to show your W-2 forms from the previous two years. In addition, you’ll be asked to show your most recent pay stub to show that you are still employed and are making at least the same, if not more, amount of money. If you own your own business, you will need to provide a profit and loss statement or 1099 forms. You will also be asked to provide your most recent federal tax return, and possibly the last two years’ tax returns. The lender needs to make sure you can afford your monthly mortgage payments.

Debt Information 

Another important factor in the loan approval process is the amount of debt you have. A mortgage lender will use your current debt information to determine the risk involved with lending you money. You will be asked to provide a complete list of your debts, such as credit cards, student loans, car loans and child support payments, along with minimum monthly payments and balances. Your debt-to-income ratio, as well as your credit history will be evaluated. These factors will be used to determine not only your risk level, but also what interest rates are available to you personally. The better your credit score, the better your rates will be.

5 Solid Reasons Why You Shouldn't FSBO

When it comes time to sell your home at the Lake of the Ozarks, you’ll need to decide if you’re going to hire a real estate agent to help you. Some homeowners believe that they can make more money off the sale of their home by selling it on their own. By avoiding the real estate agent’s commission, you’ll be able to keep more money right? Not necessarily. Keep reading for some solid reasons why you shouldn’t FSBO, or “For Sale By Owner.”

1. FSBOs Generally Sell for Less. 

On average, homes sold by a real estate agent sell for more than the FSBOs do. The right agent will be able to price your property to get the most money in the shortest time. That can get you 10-30% more net profit, and you’re only paying the selling agent 3% commission. Therefore, you’re not really getting more money out of the deal by opting out of hiring a professional real estate agent at the Lake of the Ozarks.

2. Marketing Opportunities are Limited for FSBOs. 

As an individual seller, you’re going to have more limited avenues of marketing. Sure, you can put a sign in your yard and post some pictures on Craigslist and Facebook, but that’s about it. Easy and Efficient Ways to Winterize Your Home

The temperature is dropping and the cooler months are fast approaching. While winterizing your home may require some work, you'll appreciate it when you're all cozy in your home, with peace of mind it's protected throughout the winter.

Here are some tips to save money and protect your home this winter:


Clean or change your furnace filter once a month during the colder seasons. This is key to ensuring that there will not be restricted airflow or an increase in the amount of energy your heater is using. Winterizing your air conditioning and keeping your furnace clean will save you money over the winter. Our tip: don’t completely turn off the heating system if there is a chance of freezing temperatures.

Turn your thermostat down and seal off air ducts in rooms you don’t use as much. This might make parts of your home colder than others, so cozy up with a sweater and blanket, and enjoy the winter weather at the Lake of the Ozarks!

Winterize your water lines by simply draining all hoses around your home. If you're going to be gone for the winter season, do the same for the indoor lines as well. Turning off your hose spigots and draining your indoor pipes will prevent water from freezing inside and cracking them. To turn your water supply off and winterize your home completely, shut off the main water valve, open the drain valve, and turn off the water heater and pump. This will protect the heating elements in the water heater when there is no water inside the tank. Burst pipes are inconvenient and can do a great amount of damage to your home. If you decide to keep the furnace running during the winter months, set the temperature in your home to 55°F or higher to ensure that your home stays warm enough for your pipes to not freeze.

Adding a storm door can be a good investment if your existing door is older. The extra layers can add security & protection, from both burglars and from storms. Storm doors and windows can save energy by regulating your home’s temperature year-round. Storm shutters will secure your windows when the weather is extra windy. The extra layer of insulation reduces heat loss in the winter and keeps cool air inside when it’s warm outside, saving you money on heating and cooling. Strong storm windows and doors will make a huge difference when the cold wind starts blowing.

Deter your home from burglars. If you will be gone for the winter, make your home appear as though you are still living in it and protect your home from thieves. Do this by installing motion-sensitive exterior lights and putting your indoor lights on timers that come on at night and shut off during the day. Also, install a security alarm system that will notify you of any disturbances.

Investing in a generator might be a life saver if there is a power outage. Power outages can last for weeks and can be costly if you are unprepared. A generator can keep necessities like your fridge, heater, and lights running.

The Ultimate Trick-or-Treat Guide at the Lake of the Ozarks

Hy-Vee Hallow Trick-Or-Treat

October 26th
4:00-7:00 pm
Local vendors will be set up in the Hy-Vee parking lot for an evening of fun! Dress up in your favorite Halloween costume and wind through the vendors to score a sweet stash of candy. Admission to the event is $2.00. A new addition this year, a food-allergy friendly Halloween event. Each vendor will have a candy and non-food item for kids to choose from.

Halloween on the Bagnell Dam Strip

October 28th
2:00-4:00 pm
Bring your kids out for a fun and exciting time at The Strip. Visit the different businesses and show off your costume this year, while you collect tasty treats. On top of trick-or-treating, there will be various games set up for kids to partake in, as well.
