Pre-Approval Letter:

Before you apply for a home loan or start your real estate search, it's a good idea to meet with your mortgage lender. They will check out your credit and financial situation to see how much you can be pre-approved for. Listing Agent:

The real estate agent who is assisting the home seller is known as the listing agent. This is the person or company who actually lists the home for sale and helps to promote the property in order to find a buyer.

Home Inspection:

During a home inspection a professional will come to the property involved in the transaction and look around the home. The interior and exterior of a home will be closely inspected to ensure the property is in safe condition for purchase.

Amortization Schedule:

A chart that shows how much of each payment is applied toward the principal and interest, over the lifetime of the loan. This also gives you a good idea of the decrease of the loan balance over time.

Home Warranty:

An optional insurance policy that is often purchased by home buyers that will cover repairs of home systems, such as the HVAC, water heater, and/or other appliances. Many times a home buyer will propose that a home seller pays for a year's worth of home warranty.

Title Insurance:

Insurance that protects the lender or the buyer is known as title insurance. This can help protect either party from a loss that arises from disputes over ownership of the property being sold.

Deed: 

A legal document that conveys the title to the property being bought is known as a deed. This is proof of ownership, when a home transfers names.

What to Expect During a Home Inspection

You've made an offer on a home and it's been accepted... now what? A number of things need to take place before you can close on the property. Your trusted real estate agents in Sunrise Beach, MO are here to dive a little deeper into one of the steps that will need to occur. A home inspection may be performed on the property in which you intend to purchase. This can help all involved parties know about the condition of the home and if any repairs are necessary. If you plan to buy a home at the Lake of the Ozarks, a home inspection may be in your near future! Check out what occurs below in order to be prepared when the time comes.


The purpose of a home inspection is to give the buyer and seller a "check-up" of the property. It's important to know exactly what you are getting, when buying a home at the Lake of the Ozarks. An inspector or team of inspectors will come to look around the inside and exterior of the home being sold. Many home transactions will have a contingency clause that depends on the home inspection. This can give the buyer or seller a way to back out of the deal, if something unexpected is reported in the home inspection.

Interior

When the inspector is inside the home, there are a TON of items they will address. From checking each electrical outlet and light switch to ensuring the appliances are in working order, it's their job to make sure all the major home functions are working properly. All plumbing and faucets will be checked, as well. An HVAC system will be inspected to ensure it is up to standard. All windows and doors will be checked for security and drafts too. Any damage to the structure will be noted, as well. Depending on the size of the home, this tedious process can take hours to complete.

Exterior

When an inspection is done of the exterior, the entire outside of the home will be looked over to ensure it is stable. The foundation will be inspected to ensure it is sturdy and in good condition. Exterior decks and any outdoor home systems will be looked over, as well. The purpose is to ensure the home is stable for the current and next owners, alike. The roof is another piece of the exterior inspection that will take place. From shingle condition to security of the gutters, the entire roof will be looked over to ensure any damage or other issue is reported.

Add On Tests

Many homes around the Lake area are on a septic system, versus city supply. A septic inspection can be performed to ensure the entire system is in proper working order. Another popular test is a radon detection test to determines if the odorless radioactive gas is present in the home. There are a number of other tests that can be added on to a home inspection, as well. It's best to describe the property to your inspector and see what they recommend.

Report

After the inspection has concluded, a lengthy report will be put together for review of both the buyer and seller. This helps to give everyone an idea of the property report and what items should be repaired. At this point, the buyer OR seller can make further negotiations on the purchase of the home. For instance, many buyers will make a counter to the agreed upon offer to add in any repairs that may be needed.

All About Lake Race 2017

Living at the Lake of the Ozarks offers a ton of opportunities for entertainment! One of these events are coming up - Lake Race 2017. If you love fast boats and racing, this event is just for you! Enjoy the beautiful Lake as the race boats speed around the course, fighting for first place. Festival of Speed

Thursday June 1st from 4:00 pm - 10:00 pm at Osage Beach Parkway West
Osage Beach Parkway (west of the Grand Glaize Bridge) will be closed for the street festival. Come check out the speed boats, classic cars, motorcycles, vendors, and food tents. Bring your entire family out - there will be piggy races, pony rides, and a dunk tank for the children in your family as well.

Meet & Greet Street Party

Friday June 2nd from 4:00 pm - 11:00 pm at the Bagnell Dam Strip
For race fans and boat enthusiasts alike, you can enjoy a unique experience checking out the race boats up close and personal. Walk around the historic Bagnell Dam Strip and enjoy all the sights and sounds of the gathering. Come out and meet the racers and view the race boats, for a unique and exciting experience!

Lake Race 5K Run / Walk

Saturday June 3rd at 7:00 am at Beavers at the Dam
Participants of the 5K will start at Beavers at the Dam and run below the dam up to JJ Twiggs, and back down the strip to Beavers. A cash bar is available at the finish line, as well as a raffle. Registration for the run begins at 7:00 am and the race begins at 8:00 am.

Official Lake Race & Awards Ceremony

Saturday June 3rd all day at the Bagnell Dam Strip
Powerboats from all across the nation will be at the Lake of the Ozarks to compete for first place. View the race by land on Bagnell Dam, the Celebration II, or at Beavers at the Dam. The race course will start at the 0 mile marker and circle back around at the 3 mile marker. Come out and see these speed boats as they zoom down the water for a day filled with excitement!

Props & Hoses Poker Run

Sunday June 4th at 10:00 starting at Beavers on the Dam
Bring your boat out for an exciting poker fun the day after Lake Race. With a number of water front restaurants participating, you can have an entire day of fun out on the Lake of the Ozarks. A $20 raffle ticket is available at each location for a 50/50 drawing at Redhead Yacht Club at 4:00 pm. End the weekend in style by participating in this poker run!
