Tips for Finding the Right Agent For Your Needs

Selecting the right real estate agent near the Lake of the Ozarks is vital to the success of your real estate transaction. A professional agent can offer a TON of helpful insight, whether you are buying or selling your home. Here at Eagle's Nest Realty, we pride ourselves on offering the best in customer service and truly want to help you reach your Lake of the Ozarks real estate goals.

Visit with Recent Clients

When researching for the right agent, it's important to hear from their clients. You can inquire recent testimonials from the agent or look up reviews about them online. This gives you a good idea of how the agent works with their clients. A wide range of positive reviews from both sellers and buyers shows that real estate agent works well with all types of real estate transactions. If there are mostly buyers, it helps explain that the agent has more experience helping buyers. Depending on what your personal real estate goals are, you can help narrow down the right agent with this information.

Check Out the Current Listings

Look at the REALTOR®s website to learn more about the work they do. Check out the listings to see what types of properties they usually work with. If your type of home is in this category, it may be a good fit. With plenty of experience with the type of home your are interested in buying or selling, the agent may have some insider information to help with your transaction.

Verify the Credentials

Many times this information can be found online or you can ask the agent about any credentials that set them apart from other real estate agents. From awards to rankings to years in the business, you can evaluate what agent will be the best fit for you and your family.

Ask About Recent Transactions

While you can see the current listings online, you can also ask about recent closings the agent has been a part of. This can give you an idea of the types of homes that he or she is involved with. Also ask about success stories of a difficult buy or sell, depending if you are buying or selling. This can help showcase how the agent will work to overcome obstacles.

Meet the Agent

The last step in choosing the right agent for your wants and needs is to actually meet with the agent. While you can research and do the behind the scenes work into their listings and awards, it's important to meet in person. This gives you a chance to see if you "click" with the agent. After all, you will be working alongside this person throughout your real estate transaction - ensure you are both on the same page.

Now that you know some of the inside tricks to finding the right agent for you and your family, it's time to take action! As your trusted real estate agents in Sunrise Beach, MO, our team would be pleased to help you accomplish your real estate goals. 🍁Take Pride In Your Home This Fall🍁

With fall officially upon us, now is the time to focus on your curb appeal. Whether you plan to sell your home at the Lake of the Ozarks or simply want to spice up your property, curb appeal can help you achieve just that! As your trusted real estate agents in Sunrise Beach, MO, we've provided some helpful ways to improve your curb appeal this fall. Take a look below to learn more!

Rake the Leaves

While it may be a bit early for too many leaves to be falling, try to keep up with the ones that do. This will help save you from an entire day of lawn cleanup once they all start to fall. A few minutes here and there can save you a TON of time in the long run, when it comes to raking leaves.

Add Fall Flowers

Try to add a touch of color to your fall curb appeal this autumn. A fall flower can do just that! Add a wide assortment of planted or potted mums around your home in order to easily add a pop of color. Spice up your curb appeal with fall-inspired plants and flowers - it will make a big difference in the appearance of your home!

Wash Your Exterior

It's that time of year again! After all the bugs leave marks and mildew starts to grow on your exterior during the summer, it's time to wash it off for a clean start. Take this opportunity to powerwash or hand wash the exterior of your home. Don't forget the windows! Many times bugs are drawn to the light inside your home when it is dark and will leave residue on your windows.

Tame the Lawn

As the temperature drops, it's still important to keep up with your grass maintenance. While it may seem weird to mow the lawn during the cooler months, it's an easy way to improve the appearance of your property. It really shows you care about your home and take pride in your space.

Double Check Your Exterior Lighting

As the sun sets sooner and sooner, it may be time to invest in exterior lights for your space. Ensure your porch or front door light works properly. Also consider adding landscape lighting up your walkway or around your landscape. This can help others see the hard work you put in for your curb appeal AND helps potential buyers find their way to your front door for a showing!

Now that you know some of these easy and inexpensive ways to highlight your property, you're ready to get started! Take it one step at a time and accomplish these outdoor tasks to improve your fall curb appeal. If you are amping up your space to impress future buyers, contact Eagle's Nest Realty today. We'd be pleased to help you list your Lake of the Ozarks home for sale.

Easy Ways to Entice Potential Buyers

The home selling process may seem overwhelming, but it doesn't have to be! Whether you're ready to upgrade to a bigger space or are simply looking for a fresh start, a home sale at the Lake of the Ozarks should be a low-stress situation. Your trusted real estate agents in Sunrise Beach, MO are here to help you through the selling process successfully. Below you can find a few easy ways to entice potential buyers to act on your property!

Offer to Pay Closing Costs

Closing costs are expenses over and above the price of the property in a real estate transaction. They typically include loan origination fees, appraisal fees, title searches, title insurance, surveys, taxes, and deed recording fees. If you are serious about selling your home, you can entice potential buyers by offering to pay all closing costs. This can help alleviate additional costs for buyers as they make a decision as to which home they will purchase. It can help your property rank higher on their list, if they get the added savings of no closing costs.

Include Appliances in the Sale

Appliances can be a large added expense for a home buyer. Often times sellers will include these items in the sale of the home. Leaving appliances with the home not only helps to alleviate the hassle of moving heavy items, it is a great way to entice buyers to choose your property. Many times appliances are bought to fit the home and can be tricky to get into a new space. Refrigerator, stove/oven, dishwasher, trash compactor, and even a washing machine and dryer are all items that can be included in the sale of your home.

Sell Your Home Furnished

If you have no need for your current furniture, you can save yourself a load of moving work and list your home for sale as fully or partially furnished. Especially first time home buyers are interested in this type of home because they likely don't have their own furniture yet. It's a great way to help potential buyers save money and help attract them to your property. In addition to enticing buyers, another perk is you don't have to move the furniture into your new space!

Sell Your Home Fast!

Are you ready to sell your home at the Lake of the Ozarks? Now that you've learned more about some ways to entice buyers to act quickly, you're ready to get started! Contact our team of Lake of the Ozarks real estate agents to list your home for sale. What You Need for a Home Loan

Buying a home is a major step in many people's lives. While it is an exciting time and a big accomplishment, it can also be a bit intimidating to enter the real estate market. The first step to buying a home at the Lake of the Ozarks is to get pre-approved for a home loan. This step can help you establish your information with a lender and get a rough estimate of what you can afford in a home. Eagle's Nest Realty has dedicated this week's blog to show you exactly what documentation will be needed to start the home loan approval process.

W-2 & 1099 Forms

W-2 forms are required for all people on the loan for the past two years. This can help to prove your income and helps the lender figure out how much of a home payment you can afford. If you own a business, a profit and loss statement or 1099 form will be needed, as well.

Recent Paycheck Stubs

Your most recent paycheck stubs will need to be presented for your mortgage loan. This helps to show that you do have a steady stream of income and can prove how much money you make, giving your lender a good idea of how much of a payment you will be able to handle.

Most Recent Tax Return Statement

Your lender will need to compare your tax return statement to a transcript from the IRS to ensure there is no fraudulent activity taking place with your income. All pages and schedules of tax returns from anyone on the home loan will be required.

List of Debits & Assets

A debt-to-income ratio will need to be conducted with your debts and assets. This shows what money you have coming in compared to debts that need to be paid off. Anyone on the home loan will need to provide this information for the lender to get a solid idea of what home loan amount you can handle.

Proof of Rent or Mortgage Payments

Your current housing situation will need to be analysed. Whether you rent or own, canceled checks may be requested from your mortgage lender. This helps to show how much you are currently paying, which is a factor in how much you can afford for your new property.

Now that you've seen what documents are required to get approved from a mortgage company, you're ready to start gathering these papers. A pre-approval for a home loan can help you in a number of ways. From getting a jump start on the loan process to knowing exactly how much you can afford in a home, it's the best way to go when buying a house. Once you get a pre-approval letter from your mortgage lender, you're ready to start your home search at the Lake of the Ozarks. Contact our team of expert real estate agents in Sunrise Beach, MO to get searching today!

Easy Ways to Upgrade Your Home

Many homeowners dream of making changes around their space. Whether it's been the same way for a while and they are ready for a fresh look or they are looking to list their home for sale at the Lake of the Ozarks, home upgrades don't have to be hard. As your trusted real estate agents in Sunrise Beach, MO, we've provided some easy ways to make updates to your home. Take a look below to learn more!

Redo the Kitchen Cabinets

If your kitchen is outdated, the cabinets are an easy place to start making updates. Consider painting your kitchen cabinets for a fresh appearance. It will not only look crisp, the newly painted cabinets will look clean too! Consider lightening the space up with a light tone of cabinet, like beige or white.

Paint the Walls

Neutral colors tend to appeal to a wider range of potential buyers. While paint is one of the easiest things to change in a home, many buyers are looking for a "move in ready" space and don't want to invest the time it takes to paint. Consider toning down any bold colors throughout your home when selling.

Add Crown Molding

Crown molding adds a classic touch to any room. For a sophisticated feel, add trim to the top of your walls along the ceiling line. This can immediately add value to your space and help it appeal to potential buyers even more.

Plant Flowers Outside

To improve your curb appeal, add fresh flowers to your landscape, garden, or potted plants. This is a great way to catch the eye of buyers as they drive by your home and helps to give some interest to your property. It's also an easy way to beef up your curb appeal!

Clean Up the Deck

Grab the power washer and clean up the front porch and deck areas. Many buyers look for spaces in which they can easily entertain friends and family and a nicely presented deck can do just the trick! Ensure your exterior gathering spaces are appealing to help buyers imagine themselves gathering there.

Lay New Flooring in Small Rooms

While new flooring can be costly, it won't hurt the budget quite as bad if you redo a smaller space. An entry way or laundry room is a great place to add new flooring. It helps to give your home a more appealing look and invite potential buyers into your space in a positive way.

Now that you know a few different ways to easily change the appearance of your home, you're ready to get started. If you do plan to make updates to sell your home at the Lake of the Ozarks, we can help you through the process. From looking at your property before listing to make suggestions of changes that could help to placing your home on the market, Eagle's Nest Realty is here for all of your Lake of the Ozarks home selling needs! Invite Buyers In

A welcoming front porch is a great way to invite potential buyers into your home. Some bright floral arrangements can be placed on the front steps and a bright welcome mat can help as well. Ensure your front door is clean, as well. Once you open the door, a stunning rug can help improve the level of warmth inside your home too. These are great ways to start a showing of your home!

It's important to keep your entire home clean, especially when selling. If a potential buyer walks into a dirty home, they may get the impression that the home is not well taken care of. A deep clean may be necessary before you list your home on the market and regular light cleanings can help keep your home in tip-top shape.

Remove Unneeded Clutter

Try to keep your decor and home items at a bare minimum, when staging your home. This can help potential buyers see your space instead of being distracted by clutter around the house. This also gives you a great opportunity to start packing up your items for your move.

Style Empty Spaces

If you've already moved out of your home, it can be helpful to bring a few key furniture items back into your space. While an empty home can appeal to some, rooms tend to look smaller when they are empty. You can also fill empty bookshelves or tables with simple decor items to give it a little interest.

Think Flow when Arranging Furniture

Try to promote traffic flow through your home when staging your furniture. It can also be helpful to arrange your living room furniture in a social setting. Create the ideal place to converse with friends and family make a welcoming environment for potential buyers.

Now that you know some insider tips for staging your space to sell, you're ready to start making changes around your property. Tips for Buying Your First Home

Buying a home can be a bit intimidating, especially for first time buyers. From getting pre-approved for a home loan to making a decision which property is best for you and your family, there are a number of steps in the process. The biggest piece of advice for first time home buyers at the Lake of the Ozarks is to take your time. See below for more tips for buying your first home, provided by the best real estate agent in Sunrise Beach, MO.

Plan Ahead Financially

Purchasing a home is often the largest investment many people make. Think ahead when you wish to buy a house and start saving for that goal now. While some loans will cover the entire amount of the home, you may not always qualify for that type of mortgage. It's a good idea to start stashing money away for a down payment and/or closing costs for your future home.

Get Pre-Approved

Before you start you home search, it's important to get pre-approved for a home loan. This gives both you and your real estate agent a good idea of how much you can afford in a home. You don't want to look over this price range due to the risk of falling in love with a property that is simply out of your price range.

Start Searching for Homes

Once you've decided on a price range, it's time for the fun part - home searching. This is your chance to look at many properties around the area that fit your requirements. It can be handy to have a list of wants and needs in a home. Schedule a showing of as many properties that fit your needs in a home as possible. You don't want to wonder if you should have kept looking or not after you've made a decision.

Narrow Down Properties

Once you've toured a number of homes, you can start narrowing down which property fits you and your family best. It can be helpful to reference back to your wants and needs list, when it is time to narrow down your selections. If you aren't fully satisfied, don't be afraid to continue searching - it's important that you find the right home and are happy with it!

Take Your Time

Don't feel rushed when buying a home at the Lake of the Ozarks. There are a number of homes that come on the market each day and you can always wait a little while if none of the homes are exactly what you're looking for. Finding your dream home should not be a rushed process - don't forget to take your time in finding the perfect place for you and your family!

Here at Eagle's Nest Realty, we know how to thoroughly explain the entire home buying process. When jumping into the real estate market for the first time it's best to know what to expect. 13 Need To Know Real Estate Terms

If you aren't involved in the Lake of the Ozarks real estate market on a daily basis, you may hear some terms you are not familiar with. Whether you're a first time home buyer at the Lake of the Ozarks or you've purchased many properties throughout your life, it's important to know what these terms refer to. Your expert real estate agents in Sunrise Beach, MO are here to help! Take a look below for terms and definitions of common real estate terms.

Pre-Approval Letter:

Before you apply for a home loan or start your real estate search, it's a good idea to meet with your mortgage lender. They will check out your credit and financial situation to see how much you can be pre-approved for. This can give you AND your real estate agent a good idea of what price range in which you should be looking for a home.

Listing Agent:

The real estate agent who is assisting the home seller is known as the listing agent. This is the person or company who actually lists the home for sale and helps to promote the property in order to find a buyer.

Buying Agent:

The agent who helps the home buyer through the real estate transaction is the buying or buyers agent. From showing different properties to helping with negotiations, a buying agent works for the home buyers, during the transaction.

Contingency:

Any condition or requirement of the home stated during the offer is known as a contingency. The sale of many homes is contingent on the home inspection. Sometimes a home can even be contingent of the buyer selling their previous home. There are a number of contingencies, or required happenings for a home sale to go through.

Appraisal:

A mortgage lender will likely require an appraisal of the home you intend to purchase. This is when an appraiser will visit the home and take a look at similar homes in the area to decide upon an estimated home value. It can give your mortgage company a good idea of the worth of the home that they will be lending money toward.

Closing Cost:

Any fees that go into processing your home sale is known as closing costs. This represents the amount of money required to complete the transaction and is often due the day of closing. Tax, loan-processing fees, and title insurance are often wrapped into closing costs.

Mortgage Rate:

A mortgage rate is the rate of interest charged by your lender. The rate can come in different forms - fixed or adjustable. A fixed rate is decided at the beginning of a home loan and will stay consistent throughout the time of homeownership. An adjustable rate has variable interest rate time periods, usually 5, 7, or 10 years. At the point of adjustment, your rate can change - depending on a number of factors.

Escrow:

Escrow is a monetary account created at the beginning of your real estate transaction and held with a third party until the fulfillment of a condition. Many times taxes and insurance premiums are paid with this money you put down. An escrow account can also help you appear to be a more serious buyer to your real estate agent, mortgage lender, and home sellers.

Home Inspection:

During a home inspection a professional will come to the property involved in the transaction and look around the home. The interior and exterior of a home will be closely inspected to ensure the property is in safe condition for purchase.

Amortization Schedule:

A chart that shows how much of each payment is applied toward the principal and interest, over the lifetime of the loan. This also gives you a good idea of the decrease of the loan balance over time.

Home Warranty:

An optional insurance policy that is often purchased by home buyers that will cover repairs of home systems, such as the HVAC, water heater, and/or other appliances. Many times a home buyer will propose that a home seller pays for a year's worth of home warranty.

Title Insurance:

Insurance that protects the lender or the buyer is known as title insurance. This can help protect either party from a loss that arises from disputes over ownership of the property being sold.

Deed:

A legal document that conveys the title to the property being bought is known as a deed. This is proof of ownership, when a home transfers names.

What to Expect During a Home Inspection

You've made an offer on a home and it's been accepted... now what? A number of things need to take place before you can close on the property. Your trusted real estate agents in Sunrise Beach, MO are here to dive a little deeper into one of the steps that will need to occur. A home inspection may be performed on the property in which you intend to purchase. This can help all involved parties know about the condition of the home and if any repairs are necessary. If you plan to buy a home at the Lake of the Ozarks, a home inspection may be in your near future! Check out what occurs below in order to be prepared when the time comes.

The purpose of a home inspection is to give the buyer and seller a "check-up" of the property. It's important to know exactly what you are getting, when buying a home at the Lake of the Ozarks. An inspector or team of inspectors will come to look around the inside and exterior of the home being sold. Many home transactions will have a contingency clause that depends on the home inspection. This can give the buyer or seller a way to back out of the deal, if something unexpected is reported in the home inspection.

Interior

When the inspector is inside the home, there are a TON of items they will address. From checking each electrical outlet and light switch to ensuring the appliances are in working order, it's their job to make sure all the major home functions are working properly. All plumbing and faucets will be checked, as well. An HVAC system will be inspected to ensure it is up to standard. All windows and doors will be checked for security and drafts too. Any damage to the structure will be noted, as well. Depending on the size of the home, this tedious process can take hours to complete.

Exterior

When an inspection is done of the exterior, the entire outside of the home will be looked over to ensure it is stable. The foundation will be inspected to ensure it is sturdy and in good condition. Exterior decks and any outdoor home systems will be looked over, as well. The purpose is to ensure the home is stable for the current and next owners, alike. The roof is another piece of the exterior inspection that will take place. From shingle condition to security of the gutters, the entire roof will be looked over to ensure any damage or other issue is reported.

Add On Tests

Many homes around the Lake area are on a septic system, versus city supply. A septic inspection can be performed to ensure the entire system is in proper working order. Another popular test is a radon detection test to determines if the odorless radioactive gas is present in the home. There are a number of other tests that can be added on to a home inspection, as well. It's best to describe the property to your inspector and see what they recommend.

Report

After the inspection has concluded, a lengthy report will be put together for review of both the buyer and seller. This helps to give everyone an idea of the property report and what items should be repaired. At this point, the buyer OR seller can make further negotiations on the purchase of the home. For instance, many buyers will make a counter to the agreed upon offer to add in any repairs that may be needed.

Now that you've hopefully learned a little something about the home inspection process, you're ready to get started with your Lake of the Ozarks home search. If you're thinking of buying land, a single dwelling home, or a condominium, Eagle's Nest Realty is here for you. We can help you find exactly what you're looking for when it comes to property at The Lake. Give us a call today to see how we can help you find your dream home at the Lake of the Ozarks!
