7 Winter Selling Tips for Your Home

Now that it is officially winter, it is time to focus on selling your home during the cooler months. While a number of people think of winter as a slower time to sell, the buyers who are looking during the winter are serious about finding a home. You want to take advantage of these potential buyers who are dedicated to purchasing a home at the Lake of the Ozarks. There are a few tips to selling your home in the winter, some of which are provided below by Eagle’s Nest Realty.

1. Focus on Curb Appeal

During the winter months, many think curb appeal does not matter – they are wrong! A number of potential buyers will drive by a property, before deciding to schedule a showing. If the curb appeal outside your home is not up to par, you may miss out on a number of buyers as they drive off. Remember to keep any leaves or yard debris cleaned up and your plants trimmed back. If you experience snow, be sure to clear your sidewalk and front porch to make it easy for buyers to enter your home.

2. Lighten Up the Interior

The sun sets earlier and earlier in the winter months. Focus on the lighting inside your home, when it is for sale. You want to create a bright, inviting space for potential buyers to experience. Lighting is a major factor that sets the mood for a home. Ensure your space is well light if you are selling this winter.

3. Crank the Heat

While you may not normally keep your home that warm, you should when a showing is scheduled. Potential buyers are braving the cold to come look at your home, invite them in with a warm, cozy space. You want to make buyers feel comfortable in your home, crank the heat up a few degrees to accomplish a warm and memorable home.

4. Be Flexible

While a number of activities may be taking place, especially during the holiday season, keep your schedule flexible. If a potential buyer cannot schedule a showing within a few tries, they may become discouraged and move on to the next house. If your schedule is flexible, you won’t miss out on potential buyers looking at your home.

 5. Showcase Home Features

If you have a feature in your home that stands out during the winter months, showcase it! A fireplace is a great example of a feature that is mainly used during the winter months. Make sure your fireplace is cleaned up, before showing your home to potential buyers.

6. Consider Adding Fragrance

While adding a scent to your home can be a bit tricky, keep it basic. A neutral, winter smell would be a nice touch for buyers as they make their way through your home this winter. Try to keep the scents neutral in order to avoid being overpowering. A light pine cone or clean fragrance is typically appealing to most people.

7. Increase the Cozy Factor

You want potential buyers to feel comfortable, when they enter your home. Create a cozy space in which they can imagine themselves relaxing. Add a throw blanket to the chair, couch, and even to the foot of the master bed. Simply adding a warm throw can help increase the cozy factor when your home is for sale.

With winter officially here, now is the time to get your home prepared for a successful showing. The buyers who are currently looking are dedicated and seriously looking to buy a house at the Lake of the Ozarks. You always want to put your best foot forward and represent your home in the best light. The tips found above can help you when selling your house during the cooler months of the year. If you are interested in putting your home on the market, contact Eagle’s Nest Realty today! We would be pleased to help you through the home selling process this winter!

7 Tips to Improve Your Home Value

The value of a home is a very important number, especially if you are considering selling your home at the Lake of the Ozarks, now or in the future.  Some home improvement projects pay off, while others are less valuable. Provided below, by your trusted real estate agents in Sunrise Beach, Missouri, are some home improvement projects that can help add value to your home.

1) Fixture Upgrades

An easy and inexpensive way to update an entire room is to change out the fixtures. Changing draw pulls and cabinet handles give the room a new feel. Once your handles are changed, you can also upgrade the lighting fixtures to a similar, matching tone.

2) Think Flooring

Floors are a major value added item to incorporate in your space. Whether you plan to replace carpet or add new hardwood or tile, upgraded floors are a major selling point for future buyers.

3) Create Space

Square footage is an important factor in a home, adding floor space to your house can help improve the value. If you are not ready to take on a full room addition, you can create the illusion of more space. Opening up a room by knocking down a non-load bearing wall can help add visual space to your home. Adding recessed shelving can also help to create storage space, opening up floor space in the room.

4) Power of the Front Door

The front door is a focal point of the home. Having the right door is a small change that can do wonders for the value of your house. Whether you want a pop of color or a striking wooden door, choose one that fits the look and feel of your house.

5) Allow Natural Light In

Light creates the illusion of more space, which is an easy way to increase the size appearance of your home. Adding a skylight in a room can increase the light level, as well as save a little on electrical light. Another way to allow natural light in, is to use sheer curtain window coverings.

6) Routine Maintenance

Before you spend time and money upgrading your home, perform basic repairs. Add insulation, replace gutters, seal windows and doors, and repair leaky faucets and pipes are all great ways to improve your space.

7) Neutral Color Pallet

The color pallet is geared more toward those wanting to sell. A neutral color theme appeals to a larger number of potential buyers, than a bold color pallet. The investment involved with paint is minimal when compared to the amount that may be taken off of the asking price, if a potential buyer does not like the color theme of the house.

Now that you know some of the ways to add value to your home, you are ready to start your home improvement projects. The key to diving into a remodel or improvement project is to plan, prepare, and take your time. When rushing through a project, an important step may be overlooked.

If you are ready to sell your home at the Lake of the Ozarks, we would be happy to help you through the process. Documentation Needed for a Mortgage Loan

Approval for a loan is an important step in the home buying process. Your trusted real estate agents at the Lake of the Ozarks know this task may seem a bit daunting. We have compiled a list of documents needed to apply for a mortgage loan, to make the task a little easier. Provided below, by the best real estate agents in Sunrise Beach, Missouri, are some of the documents that may be needed in order to get approved for a loan.

1-2 Years of W-2’s

A W-2 helps prove that you do bring in enough money, over the past few years, to make your new mortgage payment. Your lender may ask to see the most recent 1 or 2 years’ worth of W-2 documentation. A W-2 also gives your lender an idea of different jobs you have held recently to check for stability.

Recent Paystubs

Typically, you are asked to provide one month of paystubs, but more may be required. Paystubs help to verify income. With a number of businesses paying via direct deposit, paystubs can be requested from the HR department or via an online portal.

2 Years of Tax Returns

A complete tax return will be requested when applying for a mortgage loan. The returns will be looked over for unreimbursed employee business expenses, self-employment business losses, and signs of fraud. Your mortgage lender may also order a 4506-T form from the IRS. The IRS will send their copy of your tax return to be compared to the form you provided.

Bank Statement

A bank statement will be requested, usually 1 or 2 months’ worth, for the lender to see your spending habits. They will typically look at money going in and out of the account, to ensure there is no unaccounted-for cash flow with your accounts.

List of Debts

A mortgage lender may ask for a list of debts you have incurred. This will include credit cards, car loans, student loans, and home loans. This will give your lender an idea of your financial responsibilities, to help keep you from getting over your head with a mortgage loan.

Copy of Earnest Money

Once you put an offer in on a home, you will need to provide a copy of the cancelled earnest money check. This helps show everyone in the process that you are serious about purchasing a home.

Other Documentation:

-Profit and loss statement, if you own a business.
-Proof of pension income, if applicable.
-Dividend earnings, if you invest.
-Proof of gifted money, if you have received any money other than normal paychecks.

Now that you know what documentation is needed, you are ready to start your search for a home at the Lake of the Ozarks. Here at Eagle’s Nest Realty, we are here for our clients from start to finish in the home buying process. How to Prepare your Home for Holiday Gatherings

With Thanksgiving quickly approaching and the Christmas season right around the corner, you may be hosting a party or two in the next few months. Whether you have a number of out-of-town guests joining you for the holidays or friends stopping by for a meal, your home may have a number of guests inside soon. The best real estate agents in Sunrise Beach, Missouri know that the holiday season may be a little stressful for a host. Provided below, by Eagle’s Nest Realty, are some tips to help you prepare your home for the holiday season.

Declutter your Space

While picking up your space may seem like an easy task, do not put it off until the last minute. A few weeks before your gathering, remove unnecessary items from your living room and kitchen. You will need as much counter space as possible for your upcoming holiday festivities. Whether you need room on the kitchen counter for cooking or a coffee table cleared for your guests' drinks, take care of these non-time sensitive tasks first.

Install Outdoor Lighting

Although you may find it easy to navigate your way to the front door of your home, your guests may not feel the same way, especially if they do not frequent your home often. Ensure your porch light works properly to help illuminate the front door, directing guests where to enter. Also consider adding landscape lighting along your walkway to help your friends and family make their way to your home. Even if your holiday party starts during daylight hours, additional lights can help as your guests exit your home in the dark.

Designate a Space for Guest Items

Creating a space for guests to store their items once they enter your house can help them feel as if their belongings are out of the way and stowed away for safe keeping throughout their stay. If you have a closet near your entryway, consider cleaning this space out for guest coats and bags. Another place to store items is a spare bedroom. A helpful hint- add a bench to your entryway if you want guests to remove their shoes when entering your home.

Add Seating to the Gathering Space

Additional seating may be needed when you have guests for the holidays. Whether your group tends to gather in the kitchen or living room, you may need to add chairs to accommodate to the added number of people in your home.

Stock up on Supplies

Whether it be baking supplies or toiletries, you do not want to rush out for a necessity while you have guests in your home. The last thing you want is to find out you are low on toilet paper when there is family staying the weekend in your home. Stock up on supplies before the holiday approaches. Your mind may be filled with a to-do list, and grabbing extra items may slip your mind. Make a complete list for groceries and other household supplies that you may need during your guests’ stay.

Now that you know a few methods to help prepare your home for the upcoming holiday gatherings you are hosting, you may be inspired to start getting your space ready for company now! Whether you are hosting a party in your new house or have a long-standing tradition of the holidays at your home, Eagle’s Nest Realty knows the importance of preparing your home for the holidays. Your trusted real estate agents at the Lake of the Ozarks wish you and yours a happy holiday season!

8 Tips to Organize Your Move

About one out of nine Americans move each year, according to the United States Census. While transitioning to a new home is an exciting time, the process of moving can be a bit stressful at times. Being organized and preparing for your move can help make the transition smoother. Whether you are moving across town or relocating to the Lake of the Ozarks, we want to help make your move easier. Your trusted real estate agents in Sunrise Beach, MO are here to provide some tips to help you organize your next move.

1. Make a List

Write down tasks that need to be completed throughout the packing and moving process. Your brain will have a ton of tasks going through it, keep a pen and paper handy to write these items down, before they slip your mind. From switching electric to packing holiday items, a list can help you remember each task that needs to be completed.

2. Go Through Items

Before packing all of your belongings up, you may consider purging some unused items. Many gently used items can be donated or sold in a garage sale, if time allows. This can help lighten the load when moving and reduce clutter in your new home.

3. Enlist Help

Line up your movers in advance. If you have friends or family members who are willing to help with your move, ensure they are available for moving day. A moving company will need to be booked in advance, if you are hiring your move out.

4. Start With Off-Seasons Items

To get a head start on packing, start with out-of-season items first. Since it is getting cooler out, your summer clothes are not needed at the moment. Any home décor that is not in-season can be packed away as well.

5. Prepare Your Supplies

When getting ready to pack your belongings, ensure you have enough boxes, tape, and markers before getting started. Once you get in a good groove of packing, you do not want to run out of supplies and bring your progress to a halt.

6. Color Coordinate

When packing up your items, label boxes and color coordinate each room to a different color. This can help keep all of your boxes organized and end up in the right room after your move is complete.

7. Use Items You Have

When packing your items, use containers and bags that you already have. Instead of moving an empty suitcase, you can pack it full of clothing. If you have plastic totes, bags, and containers, use these items to help reduce the number of boxes needed to move.

8. Make a Plan

Once all of your boxes are packed, ensure you have a plan of action, before moving day. This can help keep your day on track and make your move a success.

A well planned and organized move can make the entire process less stressful. Relocating to a new home is an exciting time, we want you to be able to enjoy it to the fullest! If you are in the market to buy a home at the Lake of the Ozarks, these tips can help you plan out your move. Eagle’s Nest Realty would be pleased to help you find a house to call your own in the area.

How to Increase Curb Appeal this Fall

If your home is for sale this fall, curb appeal can have a huge impact on the sale of your house. Many potential buyers in the area will actually drive by your property before deciding whether he or she wants to schedule a showing of the inside. Grab the attention of those driving by your home by boosting your curb appeal efforts. A little extra attention to the exterior of your home can help it stand out from other homes on the market. The best real estate agents in Sunrise Beach, MO have provided some helpful ways to help increase your curb appeal this fall.

Plant Flowers

While many think of flowers as a spring staple, there are a number of autumn flowers that you can plant outside your home this fall. Whether you have a flower garden or potted plants, adding colorful blooms to your home can catch the eye of those passing by. You can also add color to your landscape by placing flowers around your mailbox.

Rake Leaves

It is the time of year where leaves are constantly falling. While everyone understands leaves fall this time of year, and likely have a similar situation at their own house, try to keep up with leaf removal. This can help your yard and entire home appear clean and neat. Raking leaves on a regular basis can help make the removal process less painful. It can be a daunting task to rake and bag up leaves after collecting in your yard for months.

Draw Attention to Door

There are a number of ways to draw attention to your front door. Painting the door a bright color is an easy way to gain visibility from the road. If you not committed to a bold paint color, consider adding an eye catching fall display to your entryway. A few pumpkins and corn stalks can go along way for adding a festive display to your front porch.

Clean Exterior of Home

This is a great time of year to do a little fall clean-up of the exterior of your home, especially if you plan to sell. Power wash debris that has built up on the side of your house over the summer and fall months. Washing your deck or patio is a good idea as well, for a clean look when potential buyers look at your home.

Add Lighting Outdoors

Lighting outside of your home can help draw attention to your house in the evening. A light near your front door helps to illuminate your front porch and adds a safety factor for those entering and exiting your house. Also, adding lighting can help catch the eye of those potential buyers driving by your property. Whether you want to light up your walkway or your landscape display, adding lights can help increase your curb appeal in the evening.

Post House Number

A house number displayed nicely on your home can help assure potential buyers are looking at the right home, as they drive by your property. If a home is hard to identify or locate, buyers driving by may get frustrated, or distracted by a different home for sale in the neighborhood. An inexpensive way to add to your curb appeal efforts is incorporating a house number.

If you are considering the sale of your home at the Lake of the Ozarks, ensure the exterior of your house is appealing for buyers who may be driving by your property. Increasing your curb appeal efforts is a great way to draw potential buyers into your home. Let Eagle’s Nest Realty help you successfully sell your home through our home marketing tactics and experience in real estate in the area. Give us a call at (573) 280-0769 if you want to sell your home at the Lake of the Ozarks.

6 Benefits of Homeownership

The purchase of a home is a major decision throughout anyone's life. Although it may seem a bit intimidating at first, there are a number of benefits that go along with owning a home. If you are in the market to purchase a home at the Lake of the Ozarks, we would be pleased to assist you in the house search. Whether you are a first time homebuyer, or looking to purchase a second home, Eagle’s Nest Realty can help make your home buying experience great. Provided below are a few of the benefits that go hand in hand with owning your own house.

1. Privacy

Privacy is a major benefit of owning your property. Once you own the land and house, you can do what you wish to it. If you want to put up a picket fence around your front yard, you can do that. As a homeowner, you can decide who comes onto your property as well.

2. Build Equity

Those monthly payments that a homebuyer makes, help to build equity in the home. Typically, a home appreciates over time, which means you should be able to sell it for more than you have paid. This allows homeowners to purchase a more expensive home after selling their first home.

3. Predictable Payment

When you purchase a home, you usually know what your monthly payment will be for the next 30 years. This makes it easy to budget accordingly, without sudden surprises in a pricing difference. A consistent payment amount allows a homeowner to plan for future expenses.

4. Stable Environment

A homeowner, whether he or she realizes it, provides a stable environment for their family. Typically a renter will move after their lease expires each year. This leads to their family feeling uneasy and does not allow them to establish strong roots. Children tend to do better in school when their home life is a constant.

5. Build Credit

Owning a home builds credit for the borrowers on the house. This can help you receive loans down the road and allow you more financial options if the need arises. Keeping up with monthly payments and paying on time will allow your credit score to rise over the time of owning your home.

6. Gain Pride

A home gives an owner something to be proud of. A homeowner works hard toward improving and maintain the house, and it is something to build self-confidence and gain pride over.

Homeownership comes along with a number of great benefits to reap for the owner. Whether it is financial or personal gains, owning a home can be a very beneficial venture. If you are ready to take a leap into homeownership, contact the best real estate agents at the Lake of the Ozarks. We can help you narrow down what you want and need in a home, and then find the perfect match according to that information.
